How commercial flooring differs from a house

Commercial flooring is not residential flooring bought in bigger quantities. It is a different specification exercise with different failure modes, and treating it like a large house is how a floor gets replaced in year three instead of year fifteen.

The first difference is that commercial products are selected against published, measurable ratings rather than against taste. A traffic classification. A wear layer thickness in mils or millimetres. A slip resistance figure. A fire performance class. Those numbers get written into a specification and the installed floor either meets them or it does not. Colour is the last decision, not the first.

The second difference is the load. Residential floors are designed around foot traffic. Commercial floors are far more often destroyed by rolling loads: pallet jacks, stock trolleys, hospital beds, and above all desk chair castors, which grind the same narrow arcs into the same square metre of floor thousands of times a year. A wear layer that shrugs off walking will polish through under a chair.

The third difference is how the number is judged. A homeowner compares purchase prices. A facilities manager compares cost across a service life, and cleaning is usually the biggest term in that equation. A floor that costs more per square foot and needs no stripping, sealing or burnishing routine will often be the cheaper floor before it is five years old.

Ask for the rating, not the adjective

"Heavy duty" and "commercial grade" are marketing terms with no fixed meaning. The things that mean something are a stated traffic classification, a wear layer measured in mils or millimetres, a wet DCOF figure, and a fire performance class from a recognised test. If a product cannot produce those on a data sheet, it is not a commercial product regardless of what the box says.

The specifications that actually matter

Traffic classification and wear layer

Commercial resilient and carpet products carry a classification indicating the intensity of use they are built for: light, general or heavy commercial, with further breakdown by sector in some standards. Underneath that classification, the number that predicts real life is the wear layer. On vinyl plank and tile it is quoted in mils. A residential product might carry 6 to 12 mils. A general commercial product typically sits around 20 mils. Heavy commercial and rolling load environments go higher again. That layer is the entire service life of the floor. Once it is through, there is nothing to restore.

Slip resistance

Dynamic coefficient of friction, DCOF, measures the grip available to someone already in motion across a wet surface. The commonly cited threshold for interior hard surfaces expected to get wet is a wet DCOF of 0.42 or above. Treat that as a floor, not a ceiling: entrances, kitchens, washrooms and anywhere carrying water in from outside deserve better than the minimum. And remember that a specification value describes the product as tested. The floor in service is only as slip resistant as the cleaning regime keeps it, because a film of the wrong detergent will undo a good number entirely.

Fire performance

Commercial floor coverings are tested for their behaviour in a fire, principally critical radiant flux, which measures how readily flame spreads across the surface, and smoke development. Requirements are stricter in corridors and exits than in open rooms, because those are the escape routes. Which class applies to which space is set by the building code and the occupancy type, so it gets confirmed against the actual space rather than assumed.

Accessible transitions

Where materials meet, the change in finished height is a compliance question, not a trim question. A change of up to 1/4 inch may be a straight vertical edge. Between 1/4 inch and 1/2 inch it must be bevelled at a slope no steeper than 1:2. Anything above 1/2 inch is a ramp and has to satisfy the requirements for one. In practice this means the finished thickness of every material in an accessible route gets calculated before anything is ordered, and where a mismatch is unavoidable the levelling underneath resolves it rather than a thick strip on top.

Broadloom or carpet tile

For most office and corridor work, carpet tile wins, and the reason is serviceability rather than performance. Carpet is the floor covering most likely to be damaged in a way that cannot be cleaned out: a burn, a permanent stain, a spill from a photocopier. With tile, that square is lifted and a piece of attic stock goes down in its place, and from three feet away the floor is whole. With broadloom you either live with a visible patch or replace the run, and the run goes under the furniture.

Tile has three further practical advantages. It generates far less waste on an irregular floor plate, because offcuts from one edge serve the opposite edge. It works around modular partitions and floor boxes without the cutting nightmare a broadloom roll presents. And it installs in sections small enough to complete between desks over a weekend, which is often the deciding factor.

Broadloom still earns its place where the floor is a design surface rather than a working one: boardrooms, hospitality, hotel corridors where a continuous pattern matters and traffic is predictable. Where you do use it, plan seams out of the main walking lanes, because a seam in a traffic lane is the first thing to fail.

One rule for either: order attic stock at the outset, from the same dye lot, and store it on site. Matching a carpet three years later is close to impossible.

Sheet goods and welded seams

Where hygiene governs, healthcare, laboratories, commercial kitchens and washrooms, sheet vinyl installed with heat welded seams is the correct answer, because it produces a floor with no route for liquid to get underneath. The sheet is laid, seams are grooved out to a controlled depth, and a welding rod of matching material is melted into the groove and then skived flush in two passes so the surface is level rather than proud.

The detail that separates a good sheet installation from a bad one happens at the wall. Rather than stopping the floor at the base, the sheet is coved up the wall over a cove former and finished with a capping strip, so the floor and the skirting are one continuous membrane and there is no internal corner for water or bacteria to sit in. Skipping the cove is the most common shortcut, and it defeats the reason you specified sheet in the first place.

Where commercial floors fail

Rarely in the middle. Failures start at the edges and the joins: an unwelded or badly skived seam, an uncoved wall junction, a transition strip that has worked loose under trolley traffic, a doorway where two materials meet at slightly different heights. Those are the details worth spending time on, because they are where the floor is opened up to water and to impact.

Moisture testing the slab, before any adhesive

Nearly all commercial flooring is glued to a concrete slab, and adhesive is the part that fails when the slab is wet. A slab can be dry to the touch and still be pushing vapour upward continuously, because concrete gives up water for a long time and a slab on grade never stops taking it back up from the ground beneath it.

Two tests are standard. An in-situ relative humidity probe is drilled into the slab to a specified depth, sealed, allowed to equilibrate, and read. It reports the humidity inside the body of the slab, which is what the adhesive will eventually be exposed to. A calcium chloride test sits a sealed dish of desiccant on the surface for a set period and weighs the moisture it collects, giving a vapour emission rate. In-situ RH is the more reliable of the two because a surface test reads only the top of the slab, and the top is always the driest part.

Alkalinity is the other reading. Moisture moving up through a slab carries alkali with it, and a high surface pH will chemically attack many adhesives. It is a quick test with distilled water and a pH strip or meter, and it is worth doing every time.

Then there is what was applied to the slab when it was poured. Curing compounds, sealers and hardeners are sprayed on new concrete to control how it cures, and they are specifically designed to sit on the surface and block moisture movement. That is exactly what stops an adhesive bonding. They have to be mechanically removed, by shot blasting or grinding, before anything is glued down. Working around a business that stays open

Very few commercial jobs happen in an empty building. The default assumption is that the space keeps operating, and the schedule is built backwards from that.

Phase to the shift

Each phase is sized to what can be demolished, prepped, laid and reopened within one closure window. Adhesive open and cure times set the ceiling on how large that phase can be.

Protect the route

Egress stays clear and signed throughout. Hoardings and floor protection separate the work zone from the trading area, and every phase ends with the space clean and usable.

Move the furniture once

Desks, racking and fixtures are lifted into the finished adjacent phase rather than shuttled twice. That sequence gets agreed with your facilities lead before day one.

Adhesive selection changes when you are working overnight. Some systems need a long open time before flooring is laid into them and then hours before traffic; others are formulated to accept traffic much sooner. If a floor has to be walked on at nine the next morning, that requirement drives the adhesive, which in turn constrains the material. Say it early and it shapes the specification. Say it late and it forces a compromise.

Low odour matters in occupied buildings, and so does dust. Grinding a slab produces a great deal of silica dust, so extraction runs at the tool and the work area is contained. In healthcare and food premises expect the containment requirements to be stricter again, and expect them to be written into the contract.

Landlord, tenant and who signs off

Tenant improvement work has a second set of constraints that have nothing to do with flooring. The lease usually specifies what may be installed, what has to be removed at the end of the term, and whose consent is required before work starts. Buildings commonly have a schedule of approved finishes, rules about when noisy or odorous work may happen, restrictions on lift and loading dock access, and a requirement that contractors are approved and insured before they are admitted.

Getting these settled before ordering saves the expensive kind of delay. What we ask for on a tenant fit-out: the base building finish standard if one exists, any restrictions on core hours, the lift booking process, and confirmation of who is authorised to approve variations. On demolition, whether the existing floor covering may be removed at all matters too, because glued-down material can be part of a slab warranty or an asbestos survey. Finally, agree the acceptance walk in advance: who signs off, against what, and when. Commercial disputes almost always come down to nobody having written that down.

Common questions about commercial flooring

How is commercial flooring different from residential?

It is specified against measurable ratings rather than taste: a traffic classification, a wear layer thickness, a slip resistance figure, a fire class. And it is judged on cost across a service life including cleaning, not on purchase price.

Should we use carpet tile or broadloom?

Carpet tile for almost all office and corridor work, because a damaged tile is lifted and replaced from attic stock in minutes. Broadloom means a visible patch or replacing the run. Tile also cuts waste on irregular floor plates and installs in sections small enough to work around live desks. Keep broadloom for boardrooms and hospitality where the floor is a design surface.

How high can a floor transition be under ADA?

Up to 1/4 inch may be vertical. Between 1/4 and 1/2 inch the change has to be bevelled at no steeper than 1:2. Above 1/2 inch it is treated as a ramp and has to meet ramp requirements. That is why finished heights across an accessible route are calculated before ordering rather than solved with a thick strip afterwards.
