Floor removal, back to a clean slate.

Tear-out is not just lifting a covering. It is getting the substrate back to something a new floor can actually bond to, without filling the house with dust doing it.

What floor removal involves

Floor removal is demolition, residue removal and disposal: getting the old covering off, getting whatever it was stuck down with off after it, and getting all of it out of the building. The finished result is a substrate that is clean, sound and flat enough for whatever goes down next, which is a different and much higher standard than "the old floor is gone".

People book it as a standalone service for a few reasons. A different trade is doing the new floor. The room is being gutted and the floor is one item on a longer list. A slab needs to be exposed so somebody can look at it. Or the new floor is months away and the old one has to go now. If new material is going down in the same visit, flooring replacement covers both stages under one scope and one crew.

The part people underestimate

Lifting the covering is usually the fast half. The slow half is the adhesive, the mortar, the staples and the residue left behind, and that is what determines whether a new floor bonds properly or fails in two years. A quote that prices tear-out by the square foot without asking what the floor is bonded to is guessing.

How removal differs by what is down

Carpet, pad and tack strip

The easiest removal there is. Carpet gets cut into manageable strips, rolled and carried out. The pad underneath comes up next, and on a wood subfloor it is normally held by hundreds of staples that all have to come out, which is the genuinely tedious part. Tack strip around the perimeter gets pried up, and the nails that held it need pulling rather than being driven flush. Old pad bonded to a concrete slab is a different story: it frequently leaves a skin of rubber and adhesive that has to be scraped and ground.

Glue-down vinyl and sheet vinyl

The vinyl itself usually comes up in strips with a scraper. The adhesive is the job. Older sheet goods can also delaminate as they come up, leaving the felt or fibre backing bonded to the floor in a layer that has to be removed separately. Where the substrate is a wood underlayment panel, it is often faster and cleaner to remove the panel entirely than to fight the residue on it.

Ceramic and porcelain tile

The variable is what the tile is set in. Thinset over a cement backer board is the modern method: tiles come off, then the backer board is unscrewed and lifted, and you are back to the subfloor reasonably quickly. A traditional full mortar bed over wire lath is another matter. That is an inch or more of reinforced concrete, it comes out in heavy chunks with a demolition hammer, and it is slow, loud, dusty and extremely heavy to carry out. Tile bonded directly to a slab leaves thinset behind that has to be ground.

Nail-down and glued hardwood

Nail-down hardwood over a wood subfloor comes up board by board or in sections, and the fasteners left standing in the subfloor all have to be pulled or driven below the surface. Anything sticking up will telegraph through the next floor. Glued hardwood over concrete is one of the worst removals in the trade: the wood shatters rather than lifting cleanly, and a stubborn adhesive stays welded to the slab afterwards, needing grinding to remove.

Laminate and floating floors

Floating floors are the reward for everything else. Trim comes off, the first row lifts, and the rest unclicks in sequence. The foam underlayment rolls up behind it. If the previous installer glued a floating floor down, which happens, it stops being a floating floor removal and becomes an adhesive removal.

Dust containment and negative air

Tile demolition and slab grinding produce fine silica dust in volume, and fine dust does not stay in the room it was made in. It gets into HVAC returns, settles on every horizontal surface in the house, and turns up in rooms two floors away weeks later. Containment is not an optional extra on those jobs.

  • Seal the zone. Plastic sheeting taped at doorways, with a zippered access where people have to pass through. Openings, returns and supply registers get covered.
  • Negative air. An extraction unit with HEPA filtration pulls air out of the sealed zone and exhausts it outside, so the pressure inside the zone is lower than the rest of the house. Any air movement is then inward, and dust cannot drift out through gaps in the sheeting.
  • Capture at the tool. Grinders and saws run with shrouds connected to HEPA vacuums, which removes most of the dust before it becomes airborne at all. Wet methods are used where the substrate and the situation allow.
  • Protect the route. Floors, stair treads and door frames on the load-out path get covered, because the damage on a demolition job frequently happens on the way to the skip rather than in the room itself.
  • Clean as you go. HEPA vacuuming through the job rather than only at the end, so settled dust is not being kicked back into the air all day.

Getting a slab back to bondable

Concrete gets its own section because it is where most removals end up, and because the standard the slab has to meet is set by what goes on it next.

Scraping handles soft, thick residue: old carpet adhesive, cutback that has stayed pliable, thinset ridges that have not fully hardened. Ride-on and walk-behind scrapers do the bulk on larger areas.

Diamond grinding is the workhorse for what scraping leaves. A rotating head with diamond segments cuts residue and the top skin of laitance off the slab, and it doubles as the tool for taking down high spots to bring the slab within flatness tolerance. It runs under vacuum extraction.

Shot blasting is for larger areas and for cases where a specified surface profile is required. The machine fires steel shot at the slab and recovers the shot magnetically along with the debris, stripping coatings and residue and leaving a uniform texture. It is a dry process, it is contained within the machine, and it produces a far more consistent profile across a big floor than grinding can.

Which of the three a job needs comes down to what is bonding to that slab afterwards. A floating floor over a good underlayment will accept a slab that a glue-down installation would reject outright. Once the substrate is clean, whatever levelling and moisture work is needed is covered under subfloor preparation, and only then does the new floor go down through flooring installation.

Pre-1980s buildings: test before you disturb anything

Resilient floor tile, sheet vinyl and the black cutback mastic beneath them from that era can contain asbestos, and painted trim from the same period can contain lead. Suspect material must be sampled and tested by a qualified party before removal begins, and if it tests positive it must be handled under the rules that apply in your jurisdiction by people licensed to do it. It must never be sanded, ground or dry-scraped, because breaking it up is exactly what makes it hazardous. Tell us the age of the building at the estimate and the testing step gets scoped in.

Load-out and disposal

Disposal gets priced by weight and volume rather than by square footage, and the difference between materials is larger than most people expect. Carpet fills a container fast and weighs almost nothing. Tile and mortar bed do the opposite: a modest tiled bathroom can produce debris heavier than a whole house of carpet, and it has to be carried out in loads a person can lift without hurting themselves or the stairs.

Access shapes the cost too. A ground floor room with a door onto a driveway is one thing. A third floor unit with a single elevator and a loading dock booking window is another. Both get scoped at the estimate, along with where the container goes and whether a permit is needed for it.

Scope and test

We identify what is down, what it is bonded with and how many layers there are. Where the building age warrants it, testing happens before any removal work starts.

Contain and demolish

Zone sealed, negative air running, route protected. The covering comes out first, then fasteners, then residue, working toward a substrate rather than an empty room.

Grind and hand over

Residue ground or blasted back to sound material, floor HEPA vacuumed, debris hauled out. You get a substrate the next trade can actually work on.

What goes wrong during a tear-out

Removals surprise people more often than installations do, because you are opening something up rather than building something new.

More layers than expected. Two or three historic floors stacked on each other is common in older houses, and each layer is its own removal with its own method. This is the single most frequent reason a tear-out quote moves.

Subfloor damage revealed. Rot under a toilet or dishwasher, delaminated panels, or an area that was patched badly years ago. It gets photographed and priced as a repair rather than covered back up.

Substrate coming up with the floor. Sometimes an adhesive holds better than the material it is stuck to, and lifting a glued floor pulls the top ply of the plywood with it. That changes the job from removal to underlayment replacement.

Services buried in the floor. Radiant heat tubing, in-slab conduit and pipework in a mortar bed. Anything unexpected stops the demolition hammer until it is identified.

Structure nobody wanted to find. Removing a heavy mortar bed occasionally reveals framing that has been deflecting under the weight for decades. Where that appears, it is a structural question and it gets referred as one.

What goes back down

Removal is rarely the end goal, and what is going in afterwards should influence how far the tear-out is taken. If the plan is tile over a slab, the substrate standard is high and the residue has to go. If it is a floating luxury vinyl plank, a flat and sound surface matters more than a perfectly bondable one. Nail-down hardwood means every last fastener in the wood subfloor has to be dealt with. Carpet is the most forgiving of what is underneath, and laminate is not far behind. Common questions about floor removal

Which floor is hardest to remove?

Ceramic or porcelain tile set in a full mortar bed over wire lath, by a wide margin. You are demolishing a reinforced concrete layer rather than lifting a covering. Glue-down wood over concrete is the runner-up, because the wood shatters on removal and the adhesive stays welded to the slab. Carpet is the easiest, with laminate over foam close behind.

How much dust does floor removal create?

Tile demolition and slab grinding create a lot of very fine dust, and it travels through a house faster than people expect. That is why the working area gets sealed with plastic and taped at doorways, HVAC returns get covered, tools run with vacuum shrouds and HEPA extraction, and the zone is held under negative air pressure so dust stays where it was made.

Does all the old adhesive have to come off?

It depends what is going back down. A floating floor tolerates a well bonded, flat residue. Anything glued or troweled needs a properly bondable surface, because new adhesive stuck to old adhesive is only as strong as the old bond was. Where residue has to go, it gets scraped, then ground or shot blasted back to sound substrate.

What is shot blasting, and when is it needed?

Because it goes by weight and volume, not floor area. Carpet is bulky and light. Tile and mortar bed are dense and extremely heavy, and a modest tiled area can outweigh everything else on the job. Some materials also have to go to specific facilities. Access matters too: a third floor unit with one elevator costs more to empty than a ground floor room.

My building is from the 1960s. Is the old floor safe to remove?
