What residential flooring has to solve
Residential flooring is the work of choosing and fitting floors for a home rather than a building. That distinction matters more than it sounds. A home has a wet room next to a bedroom, a slab under half of it and joists under the rest, stairs in the middle, a dog, and people who need to sleep in it while the work happens. Every one of those is a constraint on the material, and none of them show up in a showroom.
So the decision is never simply which floor is best. It is which floor is right in each room, where the material is allowed to change, and how the whole thing goes in without turning your house into a construction site for three weeks. Most homeowners budget for material and are surprised by labour. In a typical house the variables that move a residential quote are stairs, subfloor correction, and how many rooms have something awkward in them: a toilet, a built-in island, a hearth, a sliding door track. Square footage is the easy part of the number. The awkward parts are the rest of it.
Choosing material room by room
Start with water, then traffic, then comfort. In that order, because water is the only one of the three that destroys a floor rather than wearing it.
Wet rooms
Full bathrooms, laundry rooms and mud rooms get standing water, not spills. A wet towel on the floor overnight, a washing machine hose that weeps, a shower door that drips outside the curb. Tile is unaffected by any of that and remains the correct answer in a full bath. Rigid core luxury vinyl plank is the practical alternative when you want warmth underfoot and a faster install, because the core itself does not swell. Laminate belongs in neither, whatever the packaging claims about water resistance, because the seam is the weak point and seams are exactly where water sits.
Basements and anything below grade
Below grade means concrete, and concrete releases moisture vapour continuously even when it feels bone dry to the hand. Solid hardwood does not go down there. Engineered wood can, with a passing moisture test and the correct vapour barrier. Vinyl plank and tile are both comfortable over a slab. The test is not optional and it is not a formality: it is the difference between a floor and a warranty claim. Bedrooms and upper floors
Bedrooms are the one place where comfort genuinely outranks durability. Nobody drags a fridge across a bedroom. Carpet is warm underfoot on a winter morning and it absorbs sound rather than reflecting it, which matters far more on an upper storey than people expect. If you want hard surface upstairs, it will work, but plan the underlayment deliberately rather than taking whatever comes rolled with the boxes.
Stairs
Stairs are their own scope and they deserve their own paragraph, which they get below. Whatever you do, decide them at the same time as the rooms they connect, not afterwards.
Open plan living
Kitchen, dining and living running together with no walls between them is the one situation where the material decision is close to made for you. You need a single surface that can take a kitchen and still look right in a living room. Wide plank engineered hardwood and rigid core vinyl both do that job. What you must not do is change material where the kitchen notionally ends, because there is no wall there and the join will look arbitrary forever.

One material throughout, or a change at every doorway
This is the question that changes how a house feels more than the colour of the boards does. Running a single material continuously through the main floor makes a small home read considerably larger. Your eye follows an uninterrupted plane and reads it as one volume. Break it at every doorway with a threshold strip and the same square footage reads as a series of small compartments, each one visually announced by a metal or wood bar on the floor.
Continuity has a second, quieter benefit: fewer transitions means fewer height changes, fewer trip edges and fewer places where dirt collects. It has a cost too. One material has to satisfy every room it enters, and that usually means compromising the wet rooms or accepting a floor that is not the ideal choice somewhere.
Our general position: run one material through the whole living level and change only at the wet rooms, where a closed door already breaks the sightline and the change looks deliberate rather than accidental. Change materials at the centre of the door opening, under the closed door leaf, so from either side you see one continuous floor.
If one material runs through several rooms, the boards should run the same direction in all of them. Turning the run ninety degrees at a doorway creates a join that needs a transition strip and undoes the continuity you paid for. In practice the run follows the longest sightline in the house, usually front door to back, and every room inherits it.
Transitions and thresholds, done properly
Every place a floor meets something else needs a profile chosen for the specific condition, not a strip of whatever came in the box. There are four you will actually encounter.
- T-moulding joins two floors of equal finished height, typically the same material either side of a doorway, and leaves the expansion gap intact underneath.
- Reducer steps a thicker floor down to a thinner one, for example new plank meeting existing sheet vinyl.
- Threshold or end cap closes a floor against a fixed edge that cannot be undercut: a sliding door track, a hearth, an exterior door sill.
- Stair nosing caps the leading edge of a tread. It is structural and safety critical, so it is fastened, never only glued.
Height difference is the thing to sort out before ordering, not after. If the new build-up sits higher than the old floor, doors bind, dishwashers get trapped under the counter, and the bottom stair riser becomes shorter than every other riser in the flight, which is a genuine trip hazard rather than a cosmetic annoyance. We measure the existing build-up at the measure and work the new one back from the height it has to land at.
Stairs are their own job
Nobody prices stairs correctly the first time. A flight is not a floor with a fold in it, and describing it in square feet hides all of the work. Each tread is measured, cut and fitted on its own, because in an older house no two are identical. Each riser is a separate piece. The nosing that caps the front edge has to be fixed mechanically and sit proud by a consistent amount, because an inconsistent nosing projection is what people catch a toe on.
Then there is everything around the treads: skirt boards scribed to the stair profile, balusters that either come out or get cut around, landings that are their own small floor, and winders, the wedge shaped treads on a turn, which take roughly twice as long each as a straight tread. A fourteen step flight regularly absorbs as much labour as a whole bedroom, and that is before anyone touches the handrail.
On material: carpeted stairs are quieter, warmer and considerably more forgiving underfoot, which matters in a house with small children or an older resident. Wood or plank stairs look better and clean easier, and they are slippier in socks, which a runner solves. A floating floor is never laid loose on stairs. Treads get glued and fastened down, full stop.
Pets, kids, and designing for the household you actually have
These are not soft preferences. They are load conditions, and they should be stated at the measure the way square footage is.
Claws are point loads dragged laterally. They scratch finish rather than dent substrate, so what you want is a hard wear layer and a finish that scatters light. Matte and wire brushed surfaces hide fine scratching so effectively that the same wear pattern is close to invisible on one floor and obvious on another. High gloss is a mirror, and mirrors show everything.
Accidents are a moisture problem, and they are why a waterproof core is worth paying for in a house with a puppy or a child being toilet trained. Note the distinction between a waterproof core and a waterproof floor: the plank may not swell, but liquid that reaches a seam and sits under the floor is still a problem. Wipe it up.
Wheels are the underrated one. Toy ride-ons, office chairs and walkers roll over the same narrow track thousands of times, and a soft wear layer eventually shows it as a dull path. If there is a fixed chair position in the house, put a mat under it and stop thinking about it.
Almost all abrasive wear on a residential floor is grit tracked in from outside, dragged across the finish underfoot. A decent mat at every exterior door, long enough to take three or four steps, removes most of it before it lands. It is the cheapest thing on this page and it outperforms most of the upgrades you could pay for.
Sound transfer between floors
Two different noises get confused. Impact noise is footsteps, dropped objects and chair legs, transmitted through the structure into the room below. Airborne noise is voices, music and television passing through the floor and ceiling assembly. They are measured separately and they are solved separately.
Underlayment mainly addresses impact noise. A denser, thicker acoustic underlayment under a floating floor genuinely reduces what the room below hears when someone walks across, and it also changes how the floor sounds to the person walking on it, which is the difference between a floor that feels solid and one that sounds hollow. It does comparatively little for voices carrying, because airborne transmission is governed by the mass and construction of the whole assembly, including the ceiling below.
If the room below is a bedroom or a home office, this is worth spending on. Bring it up at the measure so the right product is quoted rather than the cheapest foam that satisfies the manufacturer's minimum. And if quiet is the priority above everything else, carpet on the upper level is still unbeaten by any hard surface with any underlayment under it.
Living in the house while we work
Most residential jobs happen in an occupied home, and that is a scheduling problem rather than an obstacle. The house gets split into zones. Each zone is finished and reopened before the next one is started, and every phase leaves a working route to a bathroom, the kitchen and the front door.
Zones, not floors
We divide the house so furniture moves once into a finished zone rather than shuttling back and forth. Bedrooms usually go first so there is always somewhere to sleep that is done.
Containment daily
Doorways to untouched rooms get sealed, dust extraction runs at the tool, and cutting happens outside or in a contained area. The site is cleaned at the end of every day, not at the end of the job.
Cure times flagged
Levelling compound and adhesive need hours before anyone walks on them. Those rooms are marked and scheduled so the block lands overnight rather than across your evening.
Stairs are the exception that has to be planned around. A staircase mid-installation is not usable, so it gets done in one continuous push, and if it is the only route between levels we agree the timing with you before the day arrives. Pets go somewhere else for the duration, both for their sake and because a curious dog on fresh adhesive is a genuinely bad afternoon.
Radiant heat
Underfloor heating changes the rules for the material above it. Engineered wood, most rigid core vinyl and tile are all commonly approved. Solid hardwood generally is not, because the constant cycling of temperature drives exactly the seasonal movement solid boards are worst at. Whatever the material, the approval has to come from the manufacturer in writing, because installing over radiant heat without it is a warranty exclusion.
The system itself needs handling before the floor goes on. It gets commissioned and run through a gradual warm-up and cool-down cycle so the slab or panel is at a stable, known moisture state, then brought down to a moderate temperature for the installation itself, then raised gradually afterwards. Surface temperature is capped, commonly at around 27 degrees Celsius or 80 Fahrenheit. Exceeding that is what delaminates an engineered board from its core.
Common questions about residential flooring
Should I use the same flooring throughout the house?
In a small or open plan home, running one material continuously usually makes the space read larger, because every threshold strip is a visual stop that chops the floor into compartments. The exception is wet rooms. Full baths and laundry rooms want a material that does not care about standing water, and a doorway with a door in it is a natural, defensible place to change.
Why do stairs cost more per square foot than flat floor?
Because a staircase is not usefully measured in square feet. Each tread is cut and fitted individually, each riser is a separate piece, and the nosing that caps the leading edge is fastened rather than glued. Add skirt boards, landings and winders and a fourteen step flight can absorb as much labour as a whole bedroom.
What flooring is best with dogs and young children?
A hard wear layer, a matte or textured finish, and a waterproof core. Rigid core luxury vinyl plank handles accidents and claw traffic well. Laminate gives a harder wear surface at lower cost in dry rooms. If you want wood, pick a dense species and a wire brushed or matte finish, because sheen is what makes scratching visible.
Will a new hard floor make the house noisier?
It can, in two ways. Impact noise is footsteps carrying down to the room below. Airborne noise is voices and television passing through the assembly. Underlayment mainly helps the impact side and changes how hollow the floor sounds underfoot. It does far less for voices, because that depends on the mass of the whole floor and ceiling. Carpet upstairs still beats everything for both.
Can we live in the house while the floors go in?
Usually, if the work is phased. We split the house into zones that each keep a working path to a bathroom and the kitchen, finish one zone before opening the next, and move furniture once rather than repeatedly. Adhesives and levelling compounds have cure times that block a room, so those get scheduled to land overnight.
