What flooring replacement is, and how it differs from a fresh install
Flooring replacement is tear-out, disposal, subfloor correction and new installation handled as one job by one crew. On paper it looks like flooring installation with an extra step in front. In practice the extra step changes almost everything about how the job is planned.
A fresh install starts from a known quantity. The subfloor is visible, the heights are on the drawings, and nothing is hiding. A replacement starts blind. Nobody knows what the old floor is bonded with, what condition the subfloor is in, what got spilled under the dishwasher in 2011, or whether the previous installer fastened the panels properly. You find out on the morning of day one, with the room already torn up.
That is why a replacement quote is structured differently. It separates the work we can see from the work we might find, and it commits to telling you about the second category with photographs before anything gets decided.
Tear-out labour, which varies enormously by what is coming out. Disposal, priced by weight and volume rather than square footage. Unknowns under the old floor. And reconciliation: heights at doorways, clearances under appliances, and how the new floor meets rooms you are not touching. None of those exist on a bare-subfloor install.
Who replaces a floor, and why
Some replacements are cosmetic. The floor is sound and dated, and the house is being brought up to date or prepared for sale. Some are structural. A laminate floor that has swollen at the seams, a carpet that has absorbed a decade of a household, sheet vinyl that has bubbled off its adhesive, or hardwood that has been sanded as far as it will go. And some are triggered by an event: a leak, a burst supply line, a pet, a renovation that has moved a wall.
The motive matters because it sets the scope. A cosmetic replacement in a dry house is a straightforward two-stage job. A replacement after water damage means the subfloor is a suspect until proven otherwise, and drying and moisture readings come before any conversation about material.
Repair, partial or full: choosing the scope
Not every damaged floor needs replacing wall to wall. Three scopes are worth pricing against each other before you commit.

The honest answer for a lot of households is that a partial replacement is the right call financially and the wrong call visually, and it is worth seeing both numbers before choosing. A transition strip at a doorway is a legitimate design decision. A transition strip in the middle of an open-plan room is a permanent apology.
Why an exact match is rarely achievable
People expect matching to be a matter of finding the same product name. It is not. Three things drift.
The dye lot moves. Manufacturers batch material, and colour varies between production runs by an amount that is invisible in isolation and obvious side by side. Even a current product ordered today will not be identical to the same product ordered five years ago.
The floor ages. Wood darkens or lightens under UV depending on species and finish. Vinyl and laminate photodegrade slowly. Carpet flattens and shifts tone with traffic and cleaning. A brand new plank of the identical product placed next to a five year old one will look wrong, because the old one is not what it was when it was installed.
The product changes. Ranges get discontinued, bevel profiles get updated, wear layers get reformulated, plank widths get revised. What is on the shelf under the same name is frequently not the same board.
Where a match is genuinely required, the options are to source leftover material from the original job, to cannibalise material from a closet or under an appliance and put the new material there instead, or to change scope so the new material runs to a natural boundary. We would rather set that expectation at the estimate than at the walkthrough.
Living in the house while it happens
Whole-home replacement in one pass is the efficient way to do it. Crew mobilises once, the subfloor gets seen as one continuous surface, transitions get set consistently, and the cost per square foot is at its lowest. It also means the house is a working site for the duration, with furniture stacked, dust equipment running and no floor in most of it.
Phased replacement takes longer overall and costs more per square foot, because setup and protection get repeated. It also lets people keep living there. We work zone by zone, keep a usable route between sleeping space, a bathroom and somewhere to make food, and seal the active zone off from the rest.
Zones, not rooms
We group rooms into working zones that share a doorway or a transition line, so the floor is never left stopping in the middle of an open space overnight.
Furniture staging
Contents move to the zone we are not working in, then move back once the new floor is down and set. Fragile and valuable items stay with the household throughout.
Contained and clean
The active zone gets sealed, walkways get protected, and the site gets cleaned at the end of each day so the parts of the house you are still using stay usable.
Baseboards: remove and reset, or shoe moulding
Every hard floor replacement has to deal with the expansion gap at the wall, and there are two ways to handle it.
Remove and reset the baseboard. The base comes off, the new floor runs to the wall with its gap, and the base goes back down sitting on the new floor. This looks the best because there is one clean profile at the wall and the floor visibly runs under it. The cost is that older base splits, nail holes need filling, caulk lines need redoing and the wall usually wants touching up. On a house with tall or ornate trim, budget for some of it not surviving.
Leave the base and add shoe moulding. The base stays put, the new floor runs up close to it, and a quarter round or shoe profile covers the gap. It is faster, cheaper and does no damage to the walls. It also adds a second visible profile at the bottom of every wall and slightly reduces the apparent height of the base. On a house that already has shoe moulding it is invisible. On one that does not, you will notice.
There is a third case worth naming: if the new floor is thicker than the old one and the base is being kept, the base ends up sitting higher relative to the floor than it did, which is fine, or the shoe sits proud of the base bottom edge, which is not. We check that before the material is ordered.
Height changes, doorways and appliances
Total build-up is the new flooring plus underlayment, adhesive and any levelling compound, and it almost never equals what came out. Carpet with a thick pad coming out and a thin rigid core vinyl going in can drop the floor most of an inch. Tile going in over a levelling bed can raise it.
- Doors. A floor that gets higher means interior doors bind. They come off, get trimmed at the bottom and go back on. Exterior doors and their thresholds are a bigger job and get scoped separately.
- Dishwashers. The classic problem. A raised floor can lock a dishwasher under the counter with no way to slide it out for service. We measure the opening before ordering, and where it is tight the flooring stops short of the appliance bay or the unit gets shimmed.
- Ranges and refrigerators. Same principle, more forgiving, but a range that no longer sits flush with the counter face is a visible result.
- Transitions to untouched rooms. Any room you are not replacing now becomes a height reconciliation. A reducer, a T-moulding or a threshold handles it, chosen by the actual difference rather than by what is in the van.
- Stairs. Changing the floor at the top or bottom of a run changes the height of the first or last riser. Building codes care about riser consistency, and so should you.
Resilient floor tile, sheet vinyl and the black mastic beneath them from the pre-1980s era can contain asbestos, and painted trim from the same period can contain lead. Suspect material must be tested by a qualified party before it is disturbed, and if it tests positive it must be handled under the rules that apply in your jurisdiction. It must never be sanded, ground or dry-scraped, because that is precisely what makes it dangerous. What we find under old floors
The tear-out is where a replacement earns its contingency line. The recurring finds are worth knowing about in advance.
Water damage sits at the top of the list, concentrated in three places: under and behind dishwashers, around the base of toilets, and along exterior walls under windows. It usually appears as a darkened, soft or delaminating patch of subfloor panel, and the fix is to cut out and replace the affected panel back to solid framing.
Subfloor fastening is next. Panels that were nailed rather than screwed, or that missed the joist entirely, are the cause of most squeaks. With the old floor off, this is the one moment in the life of the house when it is cheap to fix, so it gets fixed.
Then there is the layer nobody mentioned: an older floor under the one being removed, sometimes two. Old sheet vinyl under laminate, a mortar bed under tile, or an original hardwood floor under carpet that is worth saving and refinishing rather than covering again. That last one changes the whole conversation, and we would raise it rather than lay a new floor on top of a floor you would rather have back.
Whatever the subfloor turns out to need, the correction is the same discipline covered on our subfloor preparation page: flatness measured against the manufacturer's tolerance, moisture tested rather than assumed, fastening made good, and only then a new floor.
Picking the replacement material
A replacement is a chance to correct the original specification rather than repeat it. If the floor you are pulling out failed, ask what failed it. Laminate swelling at the seams in a kitchen says the room needs a waterproof core, which points at luxury vinyl plank. A bathroom floor that keeps failing says tile. A hardwood floor sanded to its last life can be replaced with new hardwood that has decades of refinishing left, or with an engineered board if the room is over a slab. Bedrooms and stairs where the complaint was noise and cold are the strongest case for carpet. The flooring comparison puts all five against each other.

Common questions about replacement
Can I stay in the house while the floor is replaced?
Usually yes, if the work is phased. We replace one zone at a time, keep a route open between the bedrooms, a bathroom and the kitchen, and seal the working area off. Whole-home replacement in one pass is faster and cheaper per square foot, but it turns the house into a site for the duration, so most occupied jobs get phased instead.
Do the baseboards have to come off?
Not always. Removing and resetting the base gives the cleanest result and lets the new floor run properly under it, but old base often splits on removal and the walls need touching up afterwards. The alternative is leaving the base and covering the expansion gap with shoe moulding, which is quicker and does no wall damage but adds a visible extra profile at the bottom of every wall.
Will my new floor be a different height?
Very likely. Build-up is the flooring plus underlayment, adhesive and any levelling compound, and it rarely matches what came out. That changes door clearance, the step into rooms you are not touching, and whether a dishwasher can still slide out. We measure the old build-up and the new one before ordering, so the height is a decision instead of a discovery.
Can you match my existing floor in a partial replacement?
Rarely exactly. Even where the product is still made, the dye lot has moved and the existing floor has aged under sunlight and traffic. Close from a distance is achievable. Invisible is not. The usual answers are to run the new material to a natural break like a doorway with a proper transition, or to replace the whole connected area so it reads as one floor.
What happens if you find damage under the old floor?
You hear about it with photographs before anything else happens, and the repair is priced as its own item rather than absorbed quietly. The usual finds are water damage under a dishwasher or a toilet, subfloor panels that were never fastened properly, and old repairs done badly. It is why a replacement quote separates known work from contingencies.
My house is old. Should the floor be tested before removal?
If the building predates the 1980s and the existing floor is resilient tile, sheet vinyl or black mastic, yes. Materials of that era can contain asbestos, and older trim paint can contain lead. Suspect material must be tested by a qualified party and, if positive, handled under the rules that apply. It must never be sanded, ground or dry-scraped. Testing first is cheap.
